“급매 아니면 안 팔린다”..올 4분기 서울 아파트 값 절반이 하락 거래

고금리·고물가 아파트 시장 침체 장기화..역대 최저 수준 거래가뭄 지속

브레이크뉴스 문홍철 기자= 고금리, 고물가로 주택 매수 수요가 끊기면서 아파트 시장의 침체가 장기화되고 있다. 또한, 대세하락으로 아파트 매수자와 매도자 간의 희망가격 괴리가 커짐에 따라 역대 최저 수준의 거래가뭄도 해소되지 않고 있는 상황이다.

 

21일 직방이 국토교통부 실거래가를 분석한 결과에 따르면 2022년 3분기 전국 아파트 매매거래량은 5만17건, 서울은 1927건으로 집계됐다. 이는 2006년 주택 거래 신고제가 도입된 이후 역대 최저치다. 

 

2006년부터 2022년 2분기까지의 분기별 평균 거래량은 전국 약 14만4000건, 서울 약 1만8000건이었다. 이와 비교해보면 지난 3분기 서울의 경우 과거 평균치의 1/10 수준에 불과한 거래가뭄 상황인 것이다. 

 

아울러 올 4분기 현재 전국 아파트의 직전 대비 5% 이상 대폭 하락거래의 비율은 37.7%, 서울은 51.6%로 집계되고 있다. 서울의 경우 실거래 신고제도가 도입 된 이후 처음으로 대폭 하락거래가 전체 거래의 과반을 돌파한 것이며, 오차범위 ±1%를 제외한 전체 하락거래는 총 거래량의 2/3에 달했다. 

 

전국과 서울 모두 5% 이상 대폭 하락거래의 과거 최고치는 금융위기의 여파가 있었던 2008년 4분기였다. 2022년 4분기 현재 과거 최고치보다도 4~5%p가량 높은 역대 최고 수준을 기록하고 있다. 

 

특히, 서울의 경우 직전 대비 5% 이상 상승거래의 비율이 4분기 현재 12.4%로 역대 최저치를 기록하고 있다. 단지 내 동일 면적이라도 리모델링 여부, 층과 향에 따라 가격 편차가 있을 수 있고 이 부분이 통제되지 않았음을 고려하면, 실제 시장에서 동일 조건 아파트의 상승거래는 찾아보기가 어려운 수준일 것으로 해석된다. 

 

더불어 2022년 3~4분기 현재, 수도권과 세종시 및 전국 광역시 지역에서는 ±1% 오차범위를 넘어선 하락거래가 50% 이상을 차지하고 있는 것으로 집계됐다. 반면, 경기를 제외한 8개 도지역에서는 상승거래와 하락거래가 상대적으로 비슷한 수준을 보였다. 

 

수도권, 대전-세종 및 대구에서 하락거래의 비율이 높은 것으로 나타났다. 수도권과 대전-세종은 최근 2030 세대의 매수세가 강했던 지역이고 청년층은 주택 매수 시 상대적으로 자기자산보다 대출의 비중이 높다는 점을 고려하면 최근 급격한 금리인상의 영향이 컸을 것으로 추정된다. 

 

또한, 대구의 경우 청년층의 매수세는 상대적으로 강하지 않았으나 수요 대비 과도한 아파트 공급으로 미분양 단지가 속출하는 등 침체 분위기가 완연한 지역이라는 점으로 인해 나타난 현상으로 해석된다. 

 

이와 같이 2022년 하반기에 들어서며 전국적인 아파트 거래절벽 속에서 소위 “급매가 아니면 매매되지 않는” 하락거래 위주의 시장이 형성됐으며 이러한 경향은 4분기 현재도 심화되고 있다. 

 

직방 관계자는 “과거 하락거래 비율이 최고치를 기록하였던 2008년 말에는 급격한 기준금리 인하를 통해 단기적인 충격을 일부 해소할 수 있었다. 그러나 2022년 말 현재는 일부 상승세가 꺾였음에도 여전히 높은 물가, 미국 기준금리와의 역전 등으로 인해 오히려 지속적인 금리 인상이 전망되고 있다”며 “고가 아파트에 대한 대출 규제를 푸는 등 경착륙을 막기 위한 정부의 완화책에도 불구하고, 매도자와 매수자 모두 높은 주택 금융비용을 지불해야 하는 상황이 이어진다면 하락거래 위주의 현 시장 상황은 한동안 지속될 것으로 보인다”고 전했다.
