“The End of the Gangnam Concentration?”… Bundang Ranks First in Apartment Price Growth Over the Past Year

Over the past year, as the dominance of the nationwide apartment sales market has shifted from the Gangnam area to non-Gangnam areas of Seoul and new towns in the metropolitan region, Bundang-gu in Seongnam-si, Gyeonggi-do, has been found to have recorded the highest rate of apartment price increase in the country.

This is the result of demand flocking to areas with relatively lower burdens amidst strong regulations, coupled with expectations for urban renewal projects such as reconstruction and remodeling.

According to Zigbang on the 7th, an analysis of nationwide apartment sales prices over the past year (September 2025 to August 2026) revealed that the top 10 regions with the highest growth rates were filled with the metropolitan area, including five locations in Seoul and five in Gyeonggi-do.

The area recording the highest growth rate was Bundang-gu in Seongnam-si, Gyeonggi-do, which rose by 29.5%. Amid expectations for urban renewal projects such as reconstruction and remodeling, prices surged centered around Yatap-dong, Seohyeon-dong, and Gumi-dong, significantly expanding the margin of increase compared to the previous year (10.6%).

Following this, Gwangmyeong-si, Gyeonggi-do, took second place with a growth rate of 28.4%. Prices surged, centered around large-scale reconstruction complexes in Cheolsan-dong, showing a steep upward trend compared to the previous year (3.8%).

Following this, Dongjak-gu in Seoul (25.3%), Suji-gu in Yongin, Gyeonggi Province (24.8%), Gwangjin-gu in Seoul (23.8%), Hanam, Gyeonggi Province (22.8%), Seongdong-gu in Seoul (22.6%), Seongbuk-gu in Seoul (22.4%), Dongtan-gu in Hwaseong, Gyeonggi Province (21.4%), and Songpa-gu in Seoul (17.7%) made it into the top 10.

Unlike in the past, when high-priced areas such as Gangnam and Seocho led the upward trend, the market landscape has changed significantly over the past year. The growth rates for Seocho-gu (8.0%) and Gangnam-gu (6.8%) narrowed substantially compared to the previous year (19.3% and 22.6%, respectively). On the other hand, Seongdong-gu (22.6%) and Dongjak-gu (25.3%) further amplified their growth, while Seongbuk-gu and Gwangjin-gu newly entered the top 10.

Differences were also observed in transaction volume; newly ranked top 10 areas such as Gwangmyeong (+24.4%), Yongin Suji (+13.6%), Hanam (+18.1%), Hwaseong Dongtan (+115.0%), and Seongbuk (+33.0%) saw a significant increase in the number of actual transactions.

Conversely, existing top-tier regions such as Gwacheon (-55.9%), Gangnam (-28.6%), and Seocho (-26.9%) all experienced a decline in transaction volume.

Changes in the policy environment are cited as the primary cause of these shifts. Following the October 15 measures last year, regulated areas were expanded to cover all of Seoul and major regions of Gyeonggi Province, resulting in a reduction in mortgage loan limits for homes exceeding 1.5 billion won. Subsequently, the resumption of heavy capital gains taxation for multi-home owners and measures to strengthen holding taxes on ultra-high-priced homes coincided.

As loan and tax burdens became concentrated on high-priced homes, demand for relocation shifted to areas with relatively lower price burdens and superior infrastructure.

Although top-tier regions such as Bundang, Gwangmyeong, Dongjak, and Suji are also included in regulated areas, the impact of loan regulations was relatively less severe compared to the Gangnam area due to a lower proportion of homes exceeding 1.5 billion won, which also played a key role.

In the second half of the year, the housing market is expected to see a tight clash between conflicting factors. As the upward trend in jeonse and monthly rent prices continues and the burden of housing costs increases, buying activity driven by actual demand is supporting prices in mid-to-low-priced areas.

On the other hand, the base interest rate was raised consecutively in July and August, reaching 3.00% per annum, increasing the burden of loan interest. This could constrain purchasing conditions in mid-to-low-priced areas with high loan dependency, while tax reforms focused on ultra-high-priced homes and multi-home owners also remain market variables. Given the mix of upward and downward factors, the future housing market is highly likely to show differentiated trends depending on the region and price range.
